And David, we understand everything you are talking about here, we just have different "calculations" about the risk involved.
There is (my point of view) several ordinary ways to eliminate the subject here, and as I said, I`ve never seen such a way to ancor one of the many "hearts" in a model..
It`s cheap, it`s fast and it`s far from optimal. FEJ and others really should take action here.
Final thing is up to the builder/owner.
