many thanks for the replies. I also received a reply from the manufacturer this afternoon. Apparently, he replied me a few days earlier but for some reasons I did not received it. I was told the problem may be due to oxide build up as I do live in an area which is highly humid.

Anyway, I hope lubrication and working it back and forth will work... will have to try it tonight.
