Realflight is far and away the most realistic Simulator. However, as has been said, it requires a serious bit of PC to run it, and it goes for around $200.

FMS is a free sim and is as good as any of the cheaper ones out there. I have RealFlight and FMS, and though you really can't compare the two, you can't compare the cost either!

There's a guy who makes and sells the interfaces to go between your transmitter and PC. He sells them, and includes the FMS software on a CD, all for about $22 delivered. Now that's a good deal!
