I know that area Boca and Delray totally understand what your talking about with the people. I leaved in the Wellington area you should hit the polo grounds for some great dirt roads to run on. I use to sneak on the polo farms and fish the ponds or canals for large mouth bass. That area is wide open and no gated community to deal with mostly horse farm country. Also I remember a spot where a bunch of RC boat guys meet at in West Palm.
