Well Im not goin through the whole thread but a house is for sale right in front of me in lil ol delaware. On some land and townsend is about 80 mins away from philadelphia, 30 mins from our "big city" wilmington. Its tax free shopping and the tax on land isnt nearly as bad as New jersey or pennsylvania. There was a polish guy that lived there for a while but he moved back to poland. Id be happy to have a german neighbor.
